1. What can I expect to pay for a home inspection?

    The inspection fee varies depending on a number of factors such as the size of the house, its age,

     features, and location.

2. Are credit cards accepted to pay inspection fees?

    Yes, you can pay your home inspection fee by check, cash, Visa, MasterCard or Discover Card.

 

3. If I called today, when could I expect to have my inspection scheduled?

    In most cases, a home can be inspected within 72 business hours after being notified.

4. How long does a home inspection take to complete?

     A standard home inspection will take an average of 3-5 hours. This can vary depending on the square      footage, age of the home and additional services added to the standard inspection.

  

5. Do I have to be there during the inspection?

     You are welcome to attend the home inspection. However, it is not required. My goal is to offer you the      most comprehensive inspection and informative report. Since the average home inspection can take 3      to 5 hours to complete, many clients prefer to arrive at the end of the inspection for a 30 minute long, on-      site, verbal inspection summary. 

  

6. After my inspection is complete, how will I receive my written report?

    In most cases, the computer generated report will be delivered by email within 24 hours after the inspection     has been completed. Should you not have access to email, a printed copy can be dropped off at your      Realtor's office or mailed to you through the USPS. Additional printing and shipping fees may apply.

  

7. Are "On-site" written reports offered?

    No. A report delivered "on-site" means delivered "in a hurry". Your report needs to be as specific and     thorough as possible. Nothing should be omitted from the report due to time limits.

  

8. Can a house fail an inspection?

    No. A home inspection is a visual examination of the current condition of a house and its components.

    It is not an appraisal, which determines market value. It is not a municipal inspection, which verifies 

    local code compliance. A Home Inspector, therefore, will not pass or fail a house, but rather describe its 

    physical condition and indicate what components and systems may need major repair or replacement. 

  

9.  Are PEST and TERMITE inspections offered?

     No. A termite and pest inspection must be performed by a licensed pest control contractor.

  

10. Is MOLD testing offered? 

       Yes, surface samples of stains and air samples from inside the home can be collected and sent to a

       laboratory to determine if there may be a MOLD problem. Additional fees apply.

 

11. Is RADON testing offered?

       Yes, RADON monitoring can be provided. A short-term (48 hour) test can be added to the standard home        inspection for a small additional fee.

  

12. What is InterNACHI?

       The International Association of Certified Home Inspectors (InterNACHI) is a US-based non-profit        professional association for home inspectors. Founded in 1990, InterNACHI is one of the largest home        inspection associations in the world. InterNACHI has members in all 50 states, 8 Canadian provinces,        and 40 countries. Members are required to adhere to the InterNACHI Standards of Practice and Code of        Ethics as well as complete a minimum of 24 hours of continued education yearly.
